Where to Stay

Cheap Hotels in Tbilisi: Where to Sleep Well for Less

Tbilisi is known for cheap, comfortable rooms. Here is what they cost, the cheapest areas and the places I would book.

Tbilisi is known for cheap rooms that don't feel cheap: a private room in a family guesthouse costs 60 to 100 GEL a night, often in an old house a few minutes from the sights. This guide covers what a budget hotel costs in 2026, the areas where your lari goes furthest, the cheap hotels and guesthouses I'd book, and the checks that save you a bad night.

How much a cheap hotel in Tbilisi costs

A cheap room in Tbilisi means one of four things: a family guesthouse, a small 2 or 3-star hotel, a private room in a hostel, or an apartment. Here's what each costs per night in 2026:

Type of stayGEL per nightWhere you find them
Hostel dorm bed25 to 40Sololaki, Marjanishvili
Guesthouse private room60 to 100Sololaki, Abanotubani
Hostel private room85 to 175Chughureti, Avlabari, near the Dry Bridge
Apartment80 to 150Vera, Saburtalo
3-star hotel120 to 200Rustaveli, the center

For comparison, a 4 to 5-star hotel costs 300 to 700 GEL, so a budget room here really is a fraction of the top end. My rule of thumb: under 100 GEL buys a private double in a guesthouse with a host who knows the street, and 100 to 200 GEL buys a small hotel with a reception desk. In Marjanishvili, well-reviewed doubles start at about 53 GEL, which is as low as I'd go for a private room close to the center.

Cheap hotel prices by season

The same room can cost half as much in February as in August. These are typical 2026 ranges per night in US dollars, low season against high season:

Type of stayNovember to MarchJune to September
Hostel bed8 to 12 USD12 to 20 USD
Budget 2 to 3-star hotel20 to 35 USD35 to 60 USD
Mid-range 4-star hotel50 to 80 USD80 to 150 USD

From November to March prices drop 30 to 50%, so a boutique room that costs 100 USD in summer goes for about 55 USD in February. Spring and autumn sit in between, and they're when the good cheap rooms run out, so book 2 to 4 weeks ahead for May, June, September and October.

The cheapest time to visit Tbilisi for a room is the winter, and it's also when the sulfur baths feel best after a cold walk around the old town.

The cheapest areas to stay in Tbilisi

Where you sleep moves the price more than the star rating. These are the 2026 ranges for a double per night, from the cheapest area to the dearest:

AreaDouble per nightWhat it's likeWho it suits
Saburtalo40 to 80 GELResidential, far from the sightsLong stays only
Marjanishvili and Chughureti50 to 100 GELFood streets, Fabrika, metro on the squareFood lovers, solo travelers
Avlabari60 to 120 GELQuiet, views back at the Old TownSecond trips, couples
Sololaki60 to 200 GELArt Nouveau streets above the Old TownFirst trips, light sleepers
VeraGuesthouses 60 to 100 GELCafes, wine bars, leafy streetsCouples, longer stays
Old Town20 to 30% above other areasOld houses, the sights on footShort first trips
Vake120 to 250 GELGreen and upscale, no metroNot a budget trip

My budget pick is Marjanishvili if you want to eat well and spend little, and Avlabari if you want a view for your money. Saburtalo only makes sense for a long stay: monthly rents start around 600 GEL, but you'll ride in for every sight. The Old Town costs more for the same room, though family guesthouses there still charge 30 to 60 GEL per person. Choosing where to stay in Tbilisi on a budget mostly comes down to how much walking you want against how much you want to save.

Cheap hotels and guesthouses in the Old Town and Sololaki

Sleep in Old Tbilisi or the streets just above it and the baths, Narikala fortress, the river and the wine bars are all on foot. You pay a little more for that, but you also skip the taxi or metro ride every morning. These are the cheap places I'd look at first.

Guest House Lile in Sololaki

Sololaki is where I'd look first for a cheap room on a first trip, and Guest House Lile is the cheapest good room I know there. It's a family guesthouse with four or five rooms in a house from 1840 at 16/3 Giga Lortkipanidze Street, the old Lermontov Street, and the owners run it themselves. A twin or a double costs 60 to 70 GEL a night. The standard rooms share a bathroom, there is air conditioning, and the owners take cash only. Freedom Square and its metro station are about 7 minutes' walk downhill, and the Old Town sights 12 to 15. The catch is the slope: every walk home is uphill, so pack light.

Hotel Tbilisi Tales on Chonkadze Street

Hotel Tbilisi Tales is a small hotel at 11/13a Daniel Chonkadze Street in Sololaki, about 6 or 7 minutes' walk from Freedom Square. It's the step up from a guesthouse that still costs guesthouse money: a double with a shared bathroom runs about 105 to 125 GEL a night, and a double with its own bathroom about 125 to 150 GEL, with the top of both ranges in October. Rooms have air conditioning, and some open onto a balcony over the inner courtyard. Breakfast costs extra, payment is cash only, and check-in closes at 22:00, so tell the hotel in advance if your flight lands late. I'd book it for a couple who want staff on site and a private bathroom without paying hotel prices.

8 Rooms Apartotel and 3 Heritage Rooms in the Old Town

Photo: Google Maps

8 Rooms Apartotel on Meidan is a small family-run place at 1 Tumaniani Street, right beside Sioni Cathedral. Despite the name it isn't on Meidan square itself, but the square, the baths and the river are each a few minutes' walk away, and Freedom Square is 10 to 13 minutes' walk up Kote Afkhazi Street. Its eight or nine studios and apartments all have a kitchenette, and a double costs about 105 to 150 GEL a night. You pay in cash at the property. The building has no sign at street level, so save the address and the owner's number before you arrive.

3 Heritage Rooms is a guesthouse with only three units at 6 Sultanishani Street in Kala, the old core of the Old Town, about 550 m from Freedom Square and 350 m from the Bridge of Peace, with a wine cellar a few doors away. The only room for two is a twin with two single beds, at about 195 GEL a night, which makes it the dearest double in this guide. The other two units are family rooms with kitchens that sleep four or five for about 315 GEL, and that's where it shines: split between a family, it's cheap for this location. There's a 2-night minimum, breakfast isn't included and the host takes cash only.

Vintage Art Rooms past the baths

Photo: Google Maps

Vintage Art Rooms is a guesthouse with three rooms at the quiet southern edge of the Old Town, on a lane off Vakhtang Gorgasali Street about 600 m past the sulfur baths, heading toward Ortachala. Each room has its own bathroom and a kitchenette, and guests share a kitchen as well. As the name suggests, the owners have furnished it with old pieces and artwork rather than hotel furniture. A double costs about 100 to 155 GEL a night, and some November dates need a 4-night stay. The baths are about 8 minutes' walk and Meidan about 10, but Freedom Square is 2 km away, so you'll call a Bolt more often than from the places above. Children can't stay here, so it's one for couples.

Cheap hotels in Marjanishvili and Chughureti

Across the river, Marjanishvili is the best-value base near the center. Rooms here run 50 to 100 GEL, guesthouses 60 to 80 GEL, and Aghmashenebeli Avenue gives you a different place to eat every night. You give up the short walk to the old town, but the metro on Marjanishvili Square gets you to Freedom Square in a few stops for 1 GEL.

Fabrika Hostel & Suites

Graffiti-covered courtyard at Fabrika on Ninoshvili Street
Photo: Google Maps

Fabrika fills a former Soviet sewing factory at 8 Egnate Ninoshvili Street, 8 to 10 minutes' walk from Marjanishvili metro, and it's the biggest hostel in the region. For a budget room, the doubles with a shared bathroom are the ones to book; the ensuite rooms cost more than most of the small hotels in this guide:

Room at FabrikaGEL per night
Double, shared bathroom145 to 175
Double or twin, ensuite185 to 210, up to about 275 on a peak weekend
Bed in the 12-bed dorm, for comparison32 to 35

Breakfast is extra unless you book a rate that includes it. The Fabrika courtyard of bars and cafes stays busy until 2 or 3 am on weekends, so ask for a room away from it. A Bolt from Freedom Square costs 5 to 7 GEL and takes 8 to 10 minutes.

If a bed in a shared room is enough, the hostels in Tbilisi charge 25 to 40 GEL a night, and a bed in Fabrika's biggest dorm sits in the middle of that range.

Guesthouses around Marjanishvili metro

Attic twin room with a wooden ceiling at When in Tbilisi guesthouse
Photo: Google Maps

Away from Fabrika, the side streets north of the metro hold family guesthouses where well-reviewed doubles start at about 53 GEL. These are the cheapest private rooms I'd book this close to the center. My pick is When in Tbilisi, a guesthouse at 18 Gogi Dolidze Street in Chughureti, about 15 minutes' walk north of Marjanishvili metro and 10 from Station Square metro. A double with a shared bathroom costs about 53 GEL a night and one with its own bathroom about 60 to 63 GEL, and those prices barely moved across the autumn and winter dates I checked. It's cash only, and check-in closes at 23:30. Wherever you stay around here, ask for a room facing the courtyard rather than the street, because weekend nights around the square are loud and the main roads carry traffic late.

Cheap hotels near Rustaveli Avenue and the Dry Bridge

The center around Rustaveli Avenue is flat, has two metro stations and puts the museums and the opera on foot, which matters more than it sounds in a hilly city. Cheap rooms here are mostly small places tucked into side streets.

The small hostel many travelers still know as Gallery Hostel now trades as City guli Brosse, at 11/16 Mari Brosse Street. It's about 300 m from the Dry Bridge market, 5 minutes from the Opera end of Rustaveli Avenue and 12 to 15 minutes from Freedom Square. Alongside two small dorms, one for women and one for men, it has a single private double with its own bathroom, at about 103 to 124 GEL a night whatever the season. There's a shared kitchen and a lounge, payment is in cash, and reception isn't staffed around the clock: check-in runs from 14:00 to 23:30, so agree on a time if you land late. I'd book the double for a couple who want hostel prices without hostel noise, and book it early, because there's only one.

Bricks Room Hotel near Rustaveli metro

Photo: Google Maps

Bricks Room Hotel is a small hotel at 10 Giorgi Akhvlediani Street in Vera, about 250 m from Rustaveli metro at the top end of the avenue, with the Opera about 10 minutes' walk down it. A standard double or twin with its own bathroom costs 120 GEL on most dates I checked and about 150 GEL in January, and a deluxe double with a balcony costs 150 to 180. Rooms have air conditioning and soundproofing, guests share a terrace, and the hotel takes cash only. I'd book it if you want a proper hotel room for little money and don't mind riding the metro: Freedom Square is the next stop.

Evening protests have gathered on Rustaveli Avenue near Parliament, so I'd pick a room a few streets back rather than right on the avenue. Daytime life carries on as normal.

Cheap hotels in Avlabari

Avlabari sits on the left bank, facing the Old Town across the river, and for a short trip it's the best budget value in Tbilisi. Rooms cost about 60 to 120 GEL a night, and the cheapest start around 25 USD. The trade is fewer restaurants and more hills, but from Avlabari metro it's 10 minutes on foot across the Metekhi bridge to the old town.

Elia Boutique Hostel & Apart-Hotel

Elia Boutique Hostel sits at 12 Kaishauri Street, up the hill in Elia, the low-key neighborhood just behind Sameba cathedral. It mixes dorms with private rooms that have their own bathrooms, plus apartments, the biggest with three bedrooms. The old house is full of antiques and built around a red-walled atrium with arched galleries, so it feels more like a Georgian family home than a hostel. A private room costs about 85 to 150 GEL a night, and there's a garden, a small bar, a shared kitchen and a lounge. I'd book a private room here if you travel solo and want calm without being cut off, and the three-bedroom apartment for a group of friends who'd split the cost. Avlabari metro is about 15 minutes' walk, and every trip home ends with a climb, so pack light.

Tbilisi Center Hotel below Sameba

Photo: Google Maps

Despite the name, Tbilisi Center Hotel is in Avlabari, at 14 Dmanisi Street, a couple of hundred meters below Sameba and 5 to 7 minutes' walk from Avlabari metro. A standard double or twin with its own bathroom costs about 115 to 125 GEL a night room only, or about 140 GEL with breakfast, and it stays about the same most of the year, a little higher over New Year. The cheapest room-only rate is non-refundable; the breakfast rate can be cancelled. There's a 24-hour front desk, a terrace and a shared kitchen, and payment is cash only. I'd book it for a late arrival or for anyone who wants hotel service at a guesthouse price, with the Old Town about 15 minutes away on foot across the river.

Guesthouse, hotel or apartment: which is cheaper

For one person on a short trip, a guesthouse room is usually the best deal. For two or more staying five nights or longer, an apartment wins on price per head, and Airbnbs in Tbilisi run 80 to 150 GEL a night with a kitchen thrown in.

OptionGEL per nightBest forThe catch
Guesthouse private room60 to 100One or two people, short tripsOld plumbing, some shared bathrooms
Hostel private room85 to 175Solo travelers who want companyNoise from the bar or courtyard
Apartment80 to 150Families, stays of 5 nights or moreNo front desk, no breakfast
3-star hotel120 to 200Late arrivals, a reception deskAbout double a guesthouse

Hotels suit stays of 1 to 4 nights; apartments pull ahead from about the fifth night. If you're comparing the cheap end with the rest of the market, the best hotels in Tbilisi start at the 3-star line and climb to 700 GEL a night.

How to pay less for a room in Tbilisi

These are the moves that actually change the bill:

  • Book direct. Many small guesthouses give 10 to 15% off if you message them on WhatsApp instead of booking through a platform. Find the place on a booking site, read the reviews there, then write to the owner.
  • Travel in the low season. November to March, outside New Year week, rooms cost 30 to 50% less than in summer.
  • Book early for spring and autumn. For May, June, September and October, book 2 to 4 weeks ahead, because the cheap, well-reviewed rooms go first.
  • Skip the hotel breakfast. At the bigger hotels a breakfast buffet adds 15 to 25 USD a head, while a bakery breakfast costs 3 to 5 USD.
  • Carry some lari. Most of the small places in this guide take cash only, and the money in Georgia is easy to get from a bank ATM.
  • Rent a flat for long stays. From five nights up, or with a family, an apartment beats a hotel on price.

What to check before you book a cheap room

A cheap room in an old house is one of the best parts of Tbilisi, until something doesn't work. These are the checks I'd make on any listing under 100 GEL:

  • Air conditioning in July and August. The city regularly passes 35°C, and some older buildings have weak or no AC. A listing that only says "fan" means a long, sticky night.
  • Heating from December to February. Ask the host directly before you book a budget guesthouse for a winter trip.
  • Hot water at peak times. In older buildings the hot water can run short from 07:00 to 09:00 and from 19:00 to 22:00, so shower outside those hours.
  • Stairs and lifts. Sololaki, Betlemi and Elia are steep. With a big suitcase, ask about a lift and how far the car can get.
  • Noise. Fabrika's courtyard runs until 2 or 3 am on weekends, and Marjanishvili Square is loud on Friday and Saturday nights.
  • Check-in times. Hotels usually check in from 14:00 and hostels from 15:00. Guesthouses are more flexible about early arrival if you ask.

Getting to a budget hotel from the airport

The airport is 18 km from the center, and the cheapest ride from Tbilisi airport to the city center is bus 337: 1 GEL with a Metromoney card, or up to 1.50 GEL if you tap a foreign bank card. It runs until about 22:00. After that, a Bolt to the center costs 25 to 35 GEL, more at night or in rain, and the drivers who approach you at the exit quote 60 to 100 GEL for the same ride.

Once you're in, the Tbilisi metro costs 1 GEL a ride on the same Metromoney card, which needs a 2 GEL deposit, and trains run from 06:00 to midnight. A Bolt across the center costs 3 to 7 GEL. A cheap room plus the metro and khinkali for dinner makes Tbilisi on a budget very easy to pull off.

Key takeaways

  • A guesthouse private room costs 60 to 100 GEL a night, a 3-star hotel 120 to 200 GEL, and a Fabrika double with a shared bathroom about 145 to 175 GEL.
  • Marjanishvili (50 to 100 GEL) and Avlabari (60 to 120 GEL) are the best-value areas near the sights; the Old Town costs 20 to 30% more.
  • November to March, outside New Year week, rooms are 30 to 50% cheaper than in summer.
  • Message small guesthouses on WhatsApp for 10 to 15% off, and book 2 to 4 weeks ahead for spring and autumn.
  • Before you pay, check air conditioning, heating, stairs and late check-in.

Frequently asked questions

How much is a cheap hotel in Tbilisi per night?

A private room in a guesthouse costs 60 to 100 GEL a night, and a 3-star hotel 120 to 200 GEL. In the low season, a budget 2 to 3-star hotel runs 20 to 35 USD a night, rising to 35 to 60 USD from June to September.

What is the cheapest area to stay in Tbilisi?

Saburtalo is the cheapest, at 40 to 80 GEL a night, but it's far from the sights and suits long stays. For a short trip, Marjanishvili at 50 to 100 GEL and Avlabari at 60 to 120 GEL are the best value close to the center.

When are hotels cheapest in Tbilisi?

Hotels are cheapest from November to March, when prices drop 30 to 50%, except over New Year week. Late January and February are the best months for a low rate, while July and August are the most expensive.

Is it cheaper to book a Tbilisi guesthouse directly?

Often, yes. Many small guesthouses give 10 to 15% off if you message them on WhatsApp instead of booking through a platform. Read the reviews on a booking site first, then write to the owner.

Is a guesthouse or a hotel better value in Tbilisi?

A guesthouse is better value for one or two people on a short trip, at 60 to 100 GEL against 120 to 200 GEL for a 3-star hotel. A hotel is the better choice if you land late or want a reception desk and breakfast on site.

Do cheap hotels in Tbilisi have air conditioning?

Many do, but not all, and some older buildings have weak or no AC. Check the listing before you book a July or August stay, because the city regularly passes 35°C.

Is it safe to stay in a cheap guesthouse in Tbilisi?

Yes, Tbilisi is safe for travelers and violent crime is rare. The risks in a cheap room are comfort ones: old plumbing, street noise, summer heat and winter cold, so read recent reviews before you pay.
